Property Management

Duties Include: Collecting Rents, deposits and other monies. Payment of all property related bills as directed by owner. Supervision of maintenance, repairs, and on site managers. Monitoring related legal matters. Property inspections as needed. Obtain the best possible occupants through Advertising, Qualifying, and Screening. Representation in court on eviction and other legal action, (not as legal counsel, which is available but not included) Year-end tax statements.

Fees: Full Time Management: 8 to 10% of Gross monthly rent. (1 to 4 units) Fee for multiple units will depend on size, location, and service required. One-time rentals: 1/2 first months rent. Evictions preformed only  at cost of legal fees NO EXTRA CHARGE FOR: First-time rental or start-up fee Move-ins / move-outs Long distance calls to owners. Forms and sign ups Uncollected rent or vacant units.
